Adler Grove is another True Homes community in Fort Mill that qualifies for 100% USDA financing. (right now. as of october 1 2013 it will not) It is also the smallest new home neighborhood that I have ever seen. It's all on one road. Unless True plans more developments this is going to be about a 15 home neighborhood. But per usual True has the rest of the neighborhoods undercut from the price perspective. If you are looking for a nice no frills home in Fort Mill you might want to race over to Adler Grove before all of the lots are gone.

Almond Glen is a new home community in Fort Mill SC or Indian Land SC depending on who you ask. The builder is Eastwood Homes. Eastwood has a great reputation in our area for building solid homes and putting together nice, friendly feeling neighborhoods. Almond Glen is no exception. There is quaint feeling to Almond Glen that you don't get from many new home neighborhoods in this price range. It is a combination of the rolling hills you drive over and the usual great job Eastwood has done with the elevations. (If you are not familiar with what elevations are let me explain. Elevations are what you call the front view of homes in a neighborhood. Some builders don't pay much attention to this and what you get is a community that seems like you are looking at one home after another that all look the same. They really aren't but if it feels like they do then it doesn't really matter.) The homes have different brick/stone/vinyl accents, different gables, different colors, etc. For the price you also get a pretty good sized home. Almond Glen's homes are mostly two story, run anywhere from 2ooo square feet to 3000 square feet, are mostly three and four bedroom plans but there are a few 5 bedrooms in the neighborhood. It is not a huge community but for amenities it does boast a pool with small clubhouse and a playground. Also, Almond Glen has a great location. It is tucked away off of a side road so it is relatively quiet, but it also is right next to the NC border not very far at all from Charlotte.

Ardrey Acres is a great neighborhood in Fort Mill SC. It is a nice quit neighborhood off of Dolby Bridge Rd. Mostly brick two story homes are available in Ardrey Acres.

Arlington is a subdivision on the Lancaster side of Fort Mill SC.  It seems from the address of the homes that are for sale or have sold that it might also be in Indian Land.  The zip code lists it as Fort Mill.  Anyway, Arlington is not a neighborhood that makes you say WOW.  And it's not designed to. 
This is a first time homebuyer price range community.  So if you are looking to have a Fort Mill address and like the Indian Land schools without the huge price tag you might want to check out Arlington.

Ashford On The Water

Another great Fort Mill neighborhood with some just stunning homes is Ashford on the Water.  Plenty of elbow room, walking trails to enjoy the day and your very own neighborhood lake.  (OK, more like a big pond, but it is pretty nice)  Ashford is located in Fort Mill on the west side of I77.  You get wonderful estate home living with the fun and excitement of uptown Charlotte a short drive away.
Of course if you don't wish to make the trek to Charlotte, fine dining and shopping is just an exit away in Baxter Village.

The square footage of most of the homes runs from 2900 to 4700 sqrft.  Three, four, and five bedroom plans seem to be the norm also.  I can't say enough about it.  Go ahead and contact me so I can show you how special Ashfor on the Water in Fort Mill can be.

Ashley Glen is another one of those neighborhoods on the 521 corridor that has a Fort Mill zip code but is considered to be in Indian Land.  At the very least if you find a home in this part of Fort Mill you will want to double check whether the schools are Fort Mill or Indian Land.  Not much to say about the Ashley Glen community itself.  Mostly two story, three four and five bedrooms, prices ranging from the high 100Ks to the low 200Ks.  Ashley Glen is a nice, quite neighborhood in Fort Mill that is worth looking into if you are considering this area.

Audubon Lake

 Audubon Lake is a new home community in Indian Land SC. Like many neighborhoods in these tough times Audubon Lake started out with one builder, sat fallow for a while but has now been reenergized by Pulte Homes. Hurray for Pulte. Not only does a community find new life but it has itself a new builder with a great reputation for unique designs and quality construction.

Now the stats. 2270-2845 square feet. Three, four, and 5 bedrooms available. As of right now, not including the lake/pond, there are no amenities to speak of. But the good news is with its location, Audubon Lake is in a great location to enjoy activities outside of the community. Distance from the fun of Charlotte is the biggest. With SC taxes and Indian Land quality schools Audubon Lake is definitely an option.

Bailiwyck is a private community located in Fort Mill, SC.  It's conveniently located off of I77 and is just 15 miles away from uptown Charlotte.  Of course if you don't enjoy the hassle of the big city, you can find shopping and fine dining close by.  Baxter Village is just a few minutes away.  But why would you want to leave one of the premier neighborhoods in Fort Mill.  Amenities include a community club  house, pool, playground, recreation area, three lakes, and a 50 acre nature preserve.  Pretty special.

All of the homes in Bailiwyck are upscale.  You should be able to find what you are looking for.  Floor plans are a nice mix of three, four, and five bedrooms.  A few of the homes have basements.  Square footage runs from about 2000 to over 3000.  All in all a pretty impressive neighborhood.

 Balmoral is a really good looking neighborhood with a great location in Fort Mill SC. It's a little hard to talk about a specific style for Balmoral. There have been a number of builders who have put up homes here so if you are looking at resale and you are interested in finding out you should contact your local Realtor. The big dog on the block now is True homes. They have been in the area since 2008 and are developing a pretty good reputation for quality building. Time is the big indicator for a builder but the way the True Advisors talk, this organization is ready to walk the walk.

Balmoral has 3,4,5, and 6 bedroom plans (some with basements) with the square footage ranging from 1800 to 4500. If you are looking for value, size, and "more bang for your buck" you should check out Balmoral with True Homes in Fort Mill.

Barber Rock is a new home subdivision that is located in Indian Land SC just inside the state line. Bonterra Builders is putting together this new community that features their European style showcase. And I say they did a pretty good job. Driving through you get a quaint feeling but you are also impressed by the style of the homes. But if you are going to pay what these houses are going for on a home you should feel impressed. My view was a little off due to all of the construction but I still think this is going to emerge as a premier neighborhood.

Barber Rock will have two collections. The Reserve series square footage is 2455-3422 and the Overlook series is 3073-4276. If you are looking for that special touch neighborhood you just might want to check out Barber Rock.

BAXTER VILLAGE: Less than 20 miles from downtown Charlotte NC, Baxter Village in Fort Mill SC was designed to be a self-contained village with modern amenities and old fashioned values.    Townhomes and single family homes all feature front rocking porches, sidewalks and rear
parking/garages to foster an old-time neighborhood feel.

Firstly you cannot imagine a more visually impressive community than Beacon Knoll.  It's no surprise it is one of the more popular neighborhoods in Fort Mill.   When you first drive into the neighborhood you are struck by the well maintained entrance.  A clean and inviting area that starts with a tree lined drive that spits the road and announces that you are entering a special place.  The folks who developed Beacon Knoll knew from the beginning that they were designing a neighborhood that would make homeowners proud to live there and pleased at the reaction visitors would feel.

Beacon Knoll offers a variety of amenities including a clubhouse, swimming pool, lighted tennis courts, playground, and an outside basketball court.  Several large ponds give a great background to the community and are stocked for fishing.

As previously mentioned BK is right next to the NC border.  Located only 15 minutes to the Carolina Place Mall and 5 minutes to I77 Beacon Knoll is convenient to both great shopping and some of the best dinning this area has to offer.  And of course if you don’t wish to make the trek into NC you can always run down to Baxter Village for some special shopping and dining even closer to home.

Ryland is the builder who is developing this neighborhood. Homes will run from the high 190's, be between 1689 and 3500 square feet, have 3 to 6 bedroom floorplans and have floorplans with the master bedroom downstairs.
 

Bexley will have some pretty nice amenities, have a great location, and being that it is in Fort Mill you will enjoy award winning schools.

Coming Soon!   A new home luxury community from Standard Pacific named Brayden just off of Gold Hill road. This place is shaping up to be something special. A clubhouse with pool, walking trails, a neighborhood pond, and a playground are a couple of this soon to be here neighborhood’s amenities. I know, I know, most of Bridgehampton is in Charlotte NC and not Fort Mill SC.  But that doesn't change the fact that part of it is in SC so I am adding it to my list of neighborhoods.  Let's face it, what Realtor wouldn't want to assist someone in purchasing a home worth 400K.  I'm not all about
the money, my clients come first, but if I told you the thought never entered my head you would know I was a liar.  There is also the fact that Bridgehampton is a pretty special neighborhood.
 

First of all it's huge.  Huge but not just some mammoth sprawling complex that you get lost in.  Bridgehampton is broken down into individual neighborhoods.  The main drive winds down through a tree lined valley with different enclaves off to the left and right.  Most of the homes are over 3000 square feet and have price tags over 300K.  But please remember my comments about the
individual neighborhoods.  There is a pretty big swing from one end to the other.  They are still selling new homes too. 
 

My last comment is about the amenities.  Wow comes to mind.  Enormous clubhouse, tennis courts, pool with big slides, a pond, walking trails, etc.  Yes, in Bridgehampton you will find a lot to offer.  Thus the price tag.

I know, I know, this is a Fort Mill blog and I'm writing about a neighborhood in Indian Land. Let's just say I think it's close enough. And while we are at it we can admit that half the people in this are don't really know the difference between Fort Mill and Indian Land. But enough about this, let's talk about Carolina Reserve. I'm excited to see another active adult community come to our area. I can't tell you how many times I have potential clients get upset about the lack of choices available in our part of the state. Many adults want to move to our area whether they are empty-nesters, moving to our part of the country to be closer to family, or just drawn to the great climate (the snow birds go on and on about never shoveling the white stuff again), quality of life and low cost of living.

 Cascades at River Crossing is a great little townhome neighborhood in Fort Mill SC. Very nice location just off of I77 on highway 21. Award winning Fort Mill Schools and pretty nice amenities for a townhome neighborhood that doesn't charge an arm and a leg for HOA fees. Mosty three bedroom and 2   bedroom with a loft floorplans. Cascades at River Crossing was a very popular community when Portrait built it and still remains a popular destination now.

Catawba Village

I now consider Catawba Village to be one of my favorite townhome communities in Fort Mill.  Its location in regards to proximity to Uptown Charlotte is only rivaled by Cole Creek, another townhome community on the NC/SC border.  The interiors of the units are spacious and open while the outsides are painted gaily with bright colors.  I think the colors are called pastels.  Either way the unique choices make Catawba Village stand out from the vast majority of townhome communities around.  To top things off Catawba
Village has a great clubhouse and a pool that blows away the rinky dinky pools you usually find in most communities.

 

Catawba Village in Fort Mill also had another big surprise for the townhome shopper or first time home buyer.  It’s the price.  Now of course you can’t exactly believe the starting price of  $86, 900.  Sometimes certain things are left of that you might want to come up with that price, but you can get a nice unit for not much more.  Catawba Village has four models and five floor plans.  The square footage runs from 932 to 1410.  You can own a one or two story townhome and have two or three bedrooms.|

While Chastain Village is a neighborhood in Fort Mill SC the schools are Indian Land schools.  They are still very good educational facilities but if you have your heart set on Fort Mill schools you need to check elsewhere.  Chastain Village started out as a custom full brick community by The Williams company.  Now it is a brick front/vinyl community sold by timberstone homes.  They build a pretty good product so don't be scared away.  Nice quiet neighborhood that does have a pool and a couple of ponds.  Chastain Village is a great neighborhood to check out if you like to take it easy but still want to be close to Charlotte.

 Cobblestone is a popular townhome neighborhood in Indian Land SC. These homes are big and usually have a lot of upgrades. Not only are they desirable because of the features and amenities, these homes also have a great location in reference to local attractions you can take advantage of Lancaster County's lower taxes also. If you are looking to downsize without giving up some luxury and really don't want to deal with maintenance anymore you should grab your Fort Mill Realtor and visit Cobblestone.

Cole Creek

The Cole Creek townhouse subdivision is located in Fort Mill SC, but just barely.  I have always liked the floor plans of Portrait townhomes but Cole Creek has more going than just layouts of the units.  When you hear someone usually say something is a stones throw away from something else you get the idea that it is close.  In the case of Cole Creek it’s actually
true.  I have not tried it but I bet you could stand in this subdivision and throw a stone into North Carolina.  Cole Creek is just south of Pineville on highway 51. It’s just a few minutes from the Carolina Place Mall and all of the shopping and dining on South Street.  This puts Cole Creek just a few miles from Uptown Charlotte and most points in the Charlotte Metro region.

 

Ok, Ok, enough about location.  As I mentioned before I do like the layouts of the townhomes in this community.  Portrait did a nice job with openness and flow.  Most of the units have a good cozy feel without the claustrophobia you can get with other units in other

 Edgewater in a lakefront community in Lancaster SC. I realize this neighborhood is not in Fort Mill but I just had to find a way to talk about this area. I have lived in York county for quite a while and never heard of Fishing Creek Lake. As of writing this description is is mostly undeveloped and quite. I was shocked at the price point that Tribute/True homes is selling it's floorplans.  True/Tribute homes at Edgewater goes from smaller (1100 sqare ft) cottages to larger two story family homes. The community is split into two phases right now. The Cottages is a Tribute neighborhood that means it is an active adult neighborhood where your lawn care is taken care of for a monthly fee. It is not a strict 55+ designation, anyone can buy there but it caters toward folks who are downsizing or looking for a second home. Lakewview Point is the other phase. It is not as developed (1-13) as The Cottages but will be more of the single family two story bigger homes not tied into the active adult.

They are planning a community center (they already have a building on the water with a dock for kayaks and kanoes), tennis courts, pool, walking trails, etc. Oh, and did I mention the Fuzzy Zeller 18 hole Championship golf course. Edgwater was new to me but I think it's going to turn into a destination neighborhood.

Edgewoods is a special neighborhood in Fort Mill SC. It's got a great location for a lot of local attractions and amenities. All of the schools in this area are rated pretty high, year in a and year out.

English Trails is a great neighborhood in Fort Mill SC. It's very close to the state line off of 21. So you can enjoy the benefits of a small town feel with the possibilities of a metropolitan Charlotte just a few minutes down the road. And of course there are the great schools.

Eppington South is a very special neighborhood located in Fort Mill, SC.  If you are looking for a community and a home with that "wow" factor then you need to visit this community.  Located just minutes from I77 and around 15 miles to uptown Charlotte it is evident as soon as you enter Eppington South that great care and planning were given to its design.  This prestigious
community with it's natural beauty, rolling hills, indigenous brooks and incredible estate homes is something to behold.  Its close proximity to businesses and recreation resources just add to Eppington South's allure.

I know I might have gone a little overboard with this one but I love riding through here and checking out the homes.  They truly are unique.  So, give be a ring and let me show you why I think Eppington South in Fort Mill, SC is so special.

Fair Oaks is a Ryan builders community in Fort Mill SC.  Now what word do you hear more than any other when people are speaking about real estate?  That’s right.  I’m not going to say it but Fair Oaks has it.  Just inside the SC border, Fair Oaks residents can take advantage of the low taxes and the special Fort Mill schools.  While enjoying these small town amenities, homeowners can also take a short ride north to all that a big city has to offer.  Best of both worlds.

 

Fair Oaks has floor plans consisting of mostly three and four bedrooms but there are a few five bedroom plans here and there.  The square footage ranges from 1655 to 3060.  Pretty nice size homes for the price.  So for anyone who has to do the commute to Charlotte but wants a more laid back atmosphere at home you should really take the
time to visit Fair Oaks in Fort Mill, SC.

 

Fallbrook

Fallbrook is a DR Horton and Ryan new home neighborhood located in Fort Mill, SC.  While Fallbrook is a relatively new community it is growing fast.  That might be due the location and amenities.  A prime Fort Mill location that is adjacent to the Fort Mill Golf Course, within easy reach
of Uptown Charlotte and Lake Wylie, and affords it's residents with comfortable small town living and low SC taxes.  Amenities include a spanking big clubhouse with pool, playground and picnic area.

Homes range from the low 200's to well over 300K depending on which builder interests you.  There is a nice selection of three, four and five bedroom plans available with square footage ranging from 2100 to 3800 approximately.  Might not be a bad idea to put Fallbrook in Fort Mill on you list.

Fieldstone is great townhome neighborhood in Fort Mill SC. It's located pretty close to where Gold Hill meets 160. It's actually on the drive you turn in to go to the Waterstone subdivision. The townhomes are nice. They won't blow you away but you won't be dissapointed either.

Four Seasons at Gold Hill is set in a perfect location at the heart of Fort Mill, SC.  It is a community for adults age 55 or better and is one of the most sought out spots for downsizing and retiring.  The ultimate lifestyle awaits you.  The 10,000 square foot community clubhouse is the central hub for all of the social and fitness activities.  The list of amenities is pretty long:  bocce court, fitness center, pool, putting green, driving range, library, tennis court, community grill, arts and crafts studio. 
There is more but you get the picture.

Four Seasons in Fort Mill was constructed between 2005 and 2008 by K Hovnanian, a respected builder.  The single family homes range from 1800 to over 3200 square feet and the townhomes from just under 1400 to over 2200 square feet.

Fox Ridge is a great new home community in Indian Land SC. Now calling it a new home community is technically correct with True Homes building their Traditions collection in there but they are far from the first builders in Fox Ridge. Let's just say there are older ones and I won't list them out. 

So if you want new you are looking at 4 and 5 bedroom plans that run between 2760 and 3500 square feet. On resale you will have a wider range of options and pricing just because of the diversity in builders.

There are no amenities to speak of but you can't beat the location. Fox Ridge is close to downtown Charlotte and many local attractions.

Glen Laurel is a great looking community in Fort Mill SC. Ok, it's technically in Indian Land. Nice quiet neighborhood. Bigger homes without the jaw dropping price. Ryan homes was the original builder. You know, back when builders could actually afford to finish a neighborhood. Kidding, kidding. 

Glen Laurel has a nice selection of 3, 4, and five bedroom plans. They range in square feet from 2000 to 3500. Most of the homes were build from 2005 to 2007. Great location close to Charlotte and many local amenities.

 

Hamilton Place

Hamilton Place

Hamilton Place is my kind of neighborhood and it is located in Fort Mill SC. Nice big homes on nice big lots with mature landscaping. That means trees folks. I know buying new is fun but my advice is if you are, don't ride through a neighborhood like this. It makes new neighborhoods look barren. And there are a lot of really nice new communities available today. Hamilton Place is the place you have to go back years to find a sale or wait a while if you want in. The craziest part that I like is that the entrance to the neighborhood is on the NC side of the state line. You have to actually cross over, enter, then you drive back into SC. Who else can say that?

Hawk's Creek

 Hawk’s Creek is a new home community in Fort Mill coming to us from M/I Homes. M/I has been around the area for a while but mostly up in Charlotte. I, for one, am happy that they are starting up a few neighborhoods in my neck of the woods. Sutton Mills and Cameron Creek are also slated as coming soon to the area. Next just pretend you are reading all of the platitudes about Fort Mill’s location, schools, ect

  Hawk’s Creek is divided into three villages. The Willows and The Oaks are going to feature M/I’s Traditions series that have your more mostly two story homes. The third village features The Maples series that has single story and 1.5 story floorplans.   The Willows- 2845 to 3718 square feet   The Oaks- 2347 to 3091 square feet   The Maples- 2025 to 3663 square feet   Open layouts, master bedrooms on the main, lofts and more. Structural and design options are available. All homes are 100% Energy Star Certified and have M/I’s 30year transferable structural warranty.

  If you are looking into new think about this: You should ask the builders rep if they will lower the price if you represent yourself in the transaction. (remember, the agent onsite represents the builder not you) If they don’t why would you not contact an experienced, knowledgeable agent to watch your back. There are commissions built into every new home. Either the builder keeps it, the onsite builder’s agent receives extra, or it goes to the real estate agent representing you.

Heritage Hall is a very nice community in Fort Mill SC. I want to say that DR Horton built most of these homes. They do a good job. If you are looking for a quaint smaller neighborhood look no further. You won't get lost in Heritage Hall.

Mostly 3 and 4 bedroom plans that run from 2000 to 3000 square feet. HH is in a pretty good location. You get all of the small town charm that you can stand then you shoot up to Charlotte for as much fun and entertainment as you can take.

Highland Creek is a great neighborhood located in Fort Mill SC. (Indian Land) It's a smaller neighborhood off of Shelly Mullis Rd. Mostly two story plans with a few ranches thrown in.

Huntington Farms is a great upscale neighborhood in Fort Mill SC. Big homes, big lots, equals big prices. These are very well built unique homes.

Jones Branch

The Jones Branch neighborhood in Fort Mill, SC has some of the least expensive new homes in this area.  Liberty Homes is building three, four and five bedrooms homes with two to four bedrooms. Most of the homes in Jones Branch Fort Mill run anywhere from 1200 square feet to 2300 square
feet.  All homes include a deluxe master bath with garden tub and separate showers, hardwood foyers, and sodded front yards.
 

On top of these amenities, you just can't beat the location.  Jones Branch is less than 15 miles from Charlotte, NC.  Fort Mill schools, home town feel, and the fun of a big city just a jump away.  And if you don't feel like taking the drive up to Charlotte, just hop across the interstate to enjoy some fine dining and shopping in beautiful Baxter Village.  You should probably take a look.

There is a pretty good mix of three, four and five bedroom plans scattered throughout the neighborhood.

 

The amenities of the Fort Mill community include a swimming pool, tennis courts, clubhouse, basketball court, playground, and boat/camper storage lot.  Knightsbridge is less than 20 miles to uptown Charlotte and is located with the esteemed Fort Mill school system.

 I know this is the Fort Mill site and this neighborhood is in Tega Cay but I found out about it not too long ago and wanted to do a write up on the Greyrock section of Lake Ridge with True Homes. True Homes has been one of the leaders in our area when it comes to active adult neighborhoods. I'm not talking about the 55+ only communities. True's active adult neighborhoods are open to anyone but are designed for the older set. I've spoken to many adults who have been frustrated with the limited choices for someone with a bit of grey hair. They wanted a place to live that isn't too big to handle, get yard maintenance included and have some like-minded (hopefully) niehgbors.

Madison green is a perfectly situated neighborhood in Fort Mill, SC.  The builder who constructed this community did a great job with the "elevation".  That just means that Madison Green doesn't have that same ol' same ol' cookie cutter feel.  It some characteristics of the homesites built within the last six years but not that.  The homes have a great mix of three, four and five bedroom plans.  The square footage ranges from 1500 to 3500.

Melbourne at Bailiwyck is located in Fort Mill SC just minutes away from Lake Wylie and only 15 or so miles to uptown Charlotte.  It's close to many of the best shopping and dining that this area has to offer.  Melbourne is a really comfortable neighborhood when you ride through.  Well manicured lawns, large lots, rolling hills and the occasional fellow walking a dog that will give you a friendly wave.  That's what you will find in this community.

 Now pre-selling!   Merritt Meadows is a new home community in fort Mill that is being developed by LiveWell Homes. Since they showed up I have been impressed with LiveWell so I have high hopes this neighborhood turns out as well as they home it to. With a location that is close to many local attractions as well as proximity to Lake Wylie and Charlotte Merritt Meadows is hard to beat. And lets not forget the award winning Fort Mill Schools.

 This will be a smaller community as according to their website Merritt Meadows site maps shows 53 home sites available. Square footage ranges from 1800-3500. It was a little hard to pin down exact number. LiveWell’s policy for this neighborhood is to give you a ton of options within their floor plans. MM has 6 floor plans available at the time I am writing this. It looks like they are providing ranch plans with a guest suite/bonus room option, master down plans, and two story plans.

The homes in Old Orchard fit each of the reasons to a T.  Mature trees to shade your home, well groomed lawns, everything but the pickets fences. If you are thinking of living in Fort Mill, SC, you need to at least drive through Old Orchard.

The Pleasant Glen community is located in Fort Mill, SC.  It is nestled up next to the NC border in York County.  This type of location is perfect for the family who want to take advantage of a smaller town feel while still being in close proximity to all of the big city trappings of Charlotte.  Pleasant Glen is not an overlarge community but if you are familiar with the quality of Lennar built homes then you know how special these homes can be.  They didn't go overboard on the amenities but there is a playground and you can also enjoy the walking trails.

Pleasant Glen of Fort Mill is a community with very few For Sale signs.  That's a pretty good indicator of how much the residents enjoy their homes.  Most of the floor plans are four and five bedrooms with the square footage ranging from 2500 to 3500 square feet.  If you are thinking of making Fort Mill

Quail Ridge is located in Fort Mill, SC.  This is a neighborhood that I have only recently become acquainted with.  Diversified and unique is a great way to describe it.  Different styles and sizes all blending together into what I think is just a very pleasant and comfortable community.  Quail Ridge is also one of those communities that doesn't seem to have very many homes for sale at one time.  Judging by the people walking their dogs, smiling and waving, kids playing with their friends it's no wonder people like to live there.  And of course there is always the great schools and low taxes in Fort Mill.

Most of the homes in Quail Ridge are either four or five bedroom layouts.  The square footage ranges from 2800 to 3800.  Take a moment to visit Quail Ridge in Fort Mill, SC.

If you are looking for a reasonably priced new home in Fort Mill SC then Reid Pointe is definately a community you want to visit.  It is located off of 160 (Tom Hall ST) just east of Fort Mill  downtown and west of 521. Not only is the location perfect for an easy commute to Charlotte, Reid Pointe is also in an area that allows 100% USDA financing. For those of you who like to keep your money in your pocket, this is huge.

The homes at Reid Pointe range from 1500 sqr feet to 2800 square feet.  It has a mix of three, four, and five bedroom plans. Reid Pointe touts itself as a master planned community. The plans for the pool, clubhouse, and trails are still in the works.  Still, if you are looking for lower SC taxes, close proximity to Charlotte and great schools you should put Reid Pointe on your list of communities to visit.

 Shelly Woods, located in Indian Land SC, is back from the grave.  What started out as a really nice little neighborhood with homes built by respected builder K. Hovnanian ended up like to many other good idea neighborhoods. That is just a handfull of homes and a lot of empty space.

No longer. Mattamy homes has come in and started putting up some new homes. Some pretty impressive, unique homes. According to Mattamy they are going to have 10 floorplans, all three and four bedroom plans ranging from 1900 square feet to 3200 square feet. (I know you would like me to put the pricing too but the fact is builders change their pricing from time to time and i'ts hard to keep up. Over 225K for sure)

Not too much I can say about the Spicewood community in Fort Mill, SC.  I have only been through there once.  It's a good-looking community.  Centex, (the builder), did a great job with the elevations. 
That just means when you drive through the neighborhood, all of the homes don't look alike.  Now it is in a great location.  On 160 in between Fort Mill and highway 521.  521 will take you right up into the heart of Charlotte.  Spicewood would be considered to have that great hometown atmosphere with the big city just minutes away.

There is a good mix of three, four and five bedroom plans.  The square footage goes from around 2500 to 3700.  Pricing in this neighborhood is reasonable for this area.  Go ahead and give me call.  Let me take you on a tour of Spicewood, Fort Mill, SC.

 Wakefield is a True homes new build community in Indian land SC. If I'm not mistaken True is now calling Wakefield, Wakfield North and a newer community across the street Wakefield South. S is the Traditions collection of floorplans and N is the Elements collection. Call me if you have questions about the difference but the gist is size and price. True is working hard to build a reputation of quality and service and Wakefield is no exception.

South is right across the street from North. The main difference is that S is the Traditions Collection and N is more the Elements collection. Wakefield South and North both have a great location and are located in a very highly regarded school system.

Walden Park is a neighborhood in Fort Mill SC. The overall first impression is a nice, comfortable, smaller community. It's one of those neighborhoods that was started by one builder, fell on hard times and then was finished by another builder. In this case the builder that came in was Ryan homes. Ryan is a well respected national builder but you can tell the difference between the older and newer styles.
 

Walden Park had three and four bedroom plans with the dominant style being two story. There are a few one story and 1.5 story homes scattered thoughout the neighborhood. No amenities to speak of but the community does sit in a great location. You get award winning Fort Mill schools and with it just off of the interstate (not close enough for noise) you have a straight shot up to Charlotte if you need some big city time.

Walden Park is worth checking out if you are planning on purchasing a home in Fort Mill.

Walnut Creek

 Old neighborhood turned new. Edenmoor has been brought back to life as Walnut Creek by a new developer. Hooray, says all of the residents of the 68 homes that were built before it was abandoned by the original developer. To say this place was a nightmare is an understatement. I won't go into detail but here is a great example: the potholes were so big that school busses were not allowed to go into the neighborhood.

A ton of money and work has gone into making Walnut Creek what it has the potential to be, a showcase neighborhood in Indian Land SC. Well known builders Ryland, Pulte, Bonterra Builders, and DR Horton are leading the pack of builders who want to get in here. And why not. With its location, streams, walking trails and planned amenities Walnut Creek should turn out to be a special community.

Waterstone is a beautiful neighborhood with over 550 homes and townhomes.
